NATURE OF WORK
The Field Supervisor is responsible for all the field operations of the
maintenance department.
Responsibilities
Provide regular field supervision to all maintenance crews.
Review scopes of work prepared by Director of Maintenance.
Inform Director of supplies necessary as per the scopes of work.
Deploy appropriate maintenance crews for projects in consultation with
Director of Maintenance
Monitor progress and notify Director of Maintenance of schedule delays.
Provide technical support and assistance as needed for all maintenance
projects.
Respond to technical inquiries from the Maintenance Crew.
Generate punch lists for apartment turnover and renovation projects.
Deploy maintenance crews to emergencies arising during the day.
Assist on nights and weekends the On-Call maintenance worker with technical
problem solving.
Monitor Maintenance crew performance and report to Director of Maintenance
Perform routine maintenance building inspections and report to Director of
Maintenance
Perform routine inventory inspections of supplies and materials.
Make daily reports to Director of Maintenance on complete work orders and
maintenance activities.
Assist Director of Maintenance on monthly staff meetings.
MINIMUM QUALIFICATIONS
Three to five years experience in building maintenance. Supervisory experience.
Experience working with diverse populations. Spanish speaking a plus.
Knowledge, Abilities and Skills
Excellent organizational and time management skills. Ability to prioritize
multiple tasks and work within strict time frames.

in-house rehab projects.
Do finishing work apartments, including paint and installing VCT tile or
linoleum.
Make minor electrical, plumbing, carpentry, plastering and exterior repairs.

BUILDING SUPERINTENDENT New Destiny Housing Corporation, a nonprofit
developer and manager of affordable housing, seeks a live-in Building
Superintendent for a newly-constructed 38 unit affordable rental project at
2299 Andrews Avenue in the northwest Bronx. The superintendent will oversee
a part-time porter and report directly to New Destinys Facilities Manager.
This is a full-time position where the Superintendent is expected to live
on-site and be on call 24 hours.
Responsibilities include:
Repairs in apartments and common areas using a work order system
Preventative maintenance
Supervision of a part-time porter
Maintenance and cleaning of building common areas, grounds, and sidewalks
Facilitating the move-in and turnover of apartments
Determining the need for major repairs and replacement of equipment
Responding to emergencies
Other appropriate tasks as needed
Qualifications: High school diploma or GED; 6 years of building maintenance
experience; at least 2 years of supervisory experience; fire and safety
director credential and certificate of fitness for standpipe. Required
skills: carpentry and knowledge of plumbing, electrical systems, and HVAC.
The candidate should be able to communicate effectively with tenants,
maintenance staff, and vendors from diverse backgrounds; work independently
to fulfill work assignments; and coordinate schedules and tasks efficiently
to maintain the building in good operating order.
Compensation: $30, 000/year for a 35-hour work week in addition to employee
benefits, a new rent-free 2-bedroom apartment, and free cable TV service.
